CleanSpark has executed a twenty-year infrastructure lease covering a data center at its existing Sandersville, Georgia campus, with $6.6 billion in contracted revenue over the term. The company identified the counterparty only as a high investment-grade global technology firm. Two five-year extension options are built into the agreement, and exercising both would carry total contracted revenue to as much as $11.6 billion.
The transaction converts a bitcoin mining site into leased compute infrastructure, a conversion path several operators have pursued as power-connected capacity has become the scarcer asset. The Sandersville campus already holds grid interconnection, which removes the multi-year queue wait that greenfield projects face in the Southeast.
Georgia now hosts 39 operating data centers with combined capacity of 2,525 megawatts. Another 132 projects are in planning stages, representing a potential 15,116 megawatts of additional load. Existing facilities in the state are absorbing tenant demand as quickly as construction finishes.
Activity continues elsewhere in the state. Microsoft's Douglasville development in Douglas County entered phase one construction in 2024 with completion targeted for 2026, with Turner Construction serving as general contractor. Amazon purchased approximately 1,000 acres in Lamar County south of Atlanta on July 25 for $270 million, land industry observers expect to support future data center development.
Federal interest has also surfaced, with agencies evaluating a large data center at the Savannah River Site.
