CleanSpark signed a 20-year lease for data center capacity at its Sandersville, Georgia campus, a deal the company said would generate $6.6 billion in contracted revenue. The agreement covers 175 megawatts of critical IT load and could rise to as much as $11.6 billion in revenue if two five-year extension options are exercised.

The company did not name the tenant, describing it only as a high investment-grade global technology firm. The arrangement converts part of CleanSpark's Georgia footprint, previously associated with digital-asset operations, into contracted data center infrastructure with a long revenue horizon. That kind of anchor lease gives operators the predictable cash flow needed to finance further buildout.

The signing adds to Georgia's rapid emergence as one of the busiest data center markets in the Southeast, anchored by the Atlanta metropolitan region and extending into smaller communities with available land and power. Industry tallies put the state at roughly 39 operating facilities with a combined capacity near 2,492 megawatts as of July, with well over 100 additional projects planned that would add thousands of megawatts more.

Activity has spread beyond established hubs. Separately during the month, a major technology company moved to acquire about 1,000 acres in Lamar County, south of Atlanta, for a reported $270 million, citing possible data center use. Deals of that scale point to sustained appetite for sites with access to large blocks of power and fiber.

The Sandersville lease illustrates how existing campuses are being repositioned to capture demand tied to cloud and artificial intelligence workloads, locking in long-term tenants ahead of further construction.
