CleanSpark announced on July 14, 2026 that it has signed a twenty-year lease with an unnamed high investment grade global technology company covering its data center campus in Sandersville, Georgia. The agreement is projected to produce $6.6 billion in contracted revenue across the initial term, rising to $11.6 billion if the tenant exercises two five-year extension options.

The transaction extends beyond the Georgia site. In connection with the lease, the tenant executed a letter of intent and exclusivity arrangement covering CleanSpark's Texas portfolio, which spans 718 acres with up to 885 megawatts of secured and planned power capacity. The structure positions Sandersville as the opening phase of a substantially larger relationship rather than a standalone site transaction.

The deal reflects a pattern visible across the Southeast where existing campuses with secured power interconnection are commanding long-dated commitments from hyperscale tenants. Power availability, rather than land or construction capacity, has become the binding constraint on how quickly new capacity reaches the market, which raises the value of sites that already hold utility agreements.

Georgia now hosts more than 200 data center facilities statewide. The Atlanta metropolitan region has absorbed sustained investment and functions as the primary digital infrastructure hub for the Southeast, though development has spread to smaller markets like Sandersville where power and land economics work in favor of large campus buildouts.
