Georgia has become one of the tightest and fastest-growing data center markets in the country, with metro Atlanta vacancy sitting near 1 percent as new capacity fills almost immediately. The demand has drawn billions of dollars in committed investment across the metro counties.
The largest commitments come from major cloud providers. One provider is investing roughly $11 billion into two facilities in Georgia, including sites in Douglas and Butts counties, expected to generate around 550 operating jobs. A separate hyperscale campus under construction in Douglasville is planned across multiple technology buildings, including several structures of about 245,000 square feet each on a site of roughly 160 acres.
The development pipeline extends further. One developer is planning a complex of about 1.3 million square feet in Douglas County that would include nine data center buildings and two substations to supply the electrical load. In South Fulton, a facility exceeding 750,000 square feet is planned on undeveloped land, with completion scheduled later in the decade.
The defining market feature is that most capacity under construction is leased before it opens. That pre-leasing, combined with a vacancy rate near 1 percent, signals demand far outrunning available supply and puts a premium on securing power and permits.
The concentration of projects in Douglas and Fulton counties reflects the pull of land availability, power access, and proximity to the region's connectivity. The figures point to a market where investment and absorption are moving in lockstep across metro Atlanta.
