Companies tied to the data center supply chain leased more than 9 million square feet of warehouse and industrial space in metro Atlanta between 2022 and 2025, an amount equivalent to six Lenox Square malls, according to Cushman & Wakefield data. The leasing wave reflects demand from equipment suppliers, logistics providers and construction contractors supporting the region's data center buildout rather than the data centers themselves, which typically occupy purpose-built campuses rather than standard warehouse space.
Metro Atlanta's broader industrial market is on pace for its best leasing year since 2021 and 2022, according to JLL figures, with large users returning to the market after a slower stretch. CBRE separately reported 1,465.2 megawatts of data center inventory in the Atlanta market during the first quarter of 2026, up 14.5% year over year, with vacancy at roughly 1% and only 14.5 megawatts of capacity still available.
The tight data center vacancy rate is pulling additional investment into the surrounding logistics network, as companies supplying servers, cooling equipment and construction materials seek warehouse space near active build sites across the metro area.
Separately, a $3.7 billion data center campus proposed for Spalding County, south of Atlanta, was outlined in a recent state infrastructure filing and would include 10 buildings spanning nearly 5 million square feet if built as planned.
