Data centers across Metro Atlanta are leasing out almost as soon as they open, and operators are racing to add capacity across several counties. The pattern of immediate absorption is pushing developers to file for larger campuses and pull forward expansion plans throughout the region.
Fayette County anchors one of the biggest projects. QTS is building a campus in Fayetteville, known as Project Excalibur, spanning a 615-acre site with plans for up to 16 buildings and 6.6 million square feet of data center space. The company plans to invest up to 1 billion dollars, with full build-out expected by 2032.
Douglas County is drawing major investment as well. DC BLOX closed 1.15 billion dollars in green loan financing for a campus in Lithia Springs, a 120-megawatt facility with an additional 80 megawatts of planned expansion available in 2027.
Fulton County hosts multiple developments. T5 Data Centers is building the T5 Atlanta IV campus in South Fulton to support up to 200 megawatts of critical IT load, with utility service expected in 2026 and first-phase delivery in 2027. Microsoft is also constructing a data center in Palmetto that could span 116 acres, with completion expected by 2028.
The rapid absorption reflects demand from cloud providers and AI workloads that has outrun regional supply. County governments, including Fulton, have begun reviewing how quickly to approve new campuses given the strain on land and power.
