Real estate firm Lincoln Property Company has acquired an operating data center in Alpharetta, Georgia, adding to its growing portfolio of colocation assets in the Atlanta metro area. The Fulton County facility came with existing tenants already generating revenue, and Lincoln says it has immediate capacity to lease an additional 7.2 megawatts, with room to expand by another 30 megawatts as demand grows.

Lincoln did not disclose the seller, the exact location within Alpharetta, or the financial terms of the transaction. CBRE's Data Center Capital Markets group represented the seller. The purchase brings Lincoln's total footprint in the Atlanta region to three facilities, following a wave of leasing activity that has already placed more than 20 megawatts with regional customers this year.

Ryan Sullivan, executive vice president of Lincoln's Data Center Group, said the company targeted the property specifically because it combined in-place cash flow with near-term expansion potential, a strategy he described as suited to markets where available inventory has grown scarce. Company leadership indicated it intends to pursue similar acquisitions of underutilized data center assets, alongside ground-up development and conversions of industrial buildings, in markets including Dallas, Washington D.C., Phoenix and Chicago in addition to Atlanta.

The deal adds to a string of recent Atlanta-area transactions as operators compete for space in a market where vacancy has tightened sharply amid rising demand tied to cloud computing and artificial intelligence workloads. Lincoln previously operated data centers under the Lincoln Rackhouse brand, a name the company retired last year in favor of operating directly under the Lincoln Property Company banner.
