Data center demand in metro Atlanta remained so strong through the first half of 2026 that new facilities are leasing up before they open. The Atlanta market ended March 2026 with a vacancy rate of just 1 percent, one of the tightest in the country, as artificial intelligence and cloud computing operators competed for capacity across Fulton, Douglas, and neighboring counties.
Several large projects are advancing in the region. In Douglas County, Microsoft's Douglasville campus is under construction with nearly 1 million square feet planned across multiple buildings, including four technology facilities of about 245,000 square feet each on a 160-acre parcel. In South Fulton County, T5 Data Centers is developing the T5 Atlanta IV campus to support up to 200 megawatts of critical IT load, with an on-site electrical substation expected to enter service in 2026 and first delivery targeted for 2027.
Additional Fulton County activity includes Microsoft's Palmetto data center, which broke ground in 2024 on a site that can span up to 116 acres, and Vantage Data Centers' Westlake campus in South Fulton, a facility of more than 754,000 square feet scheduled for completion in early 2028.
The pace reflects a national pattern in which most facilities under construction are preleased. For metro Atlanta, the tight vacancy and steady groundbreakings underscore how central the region has become to the buildout of computing infrastructure across the Southeast.
