QTS has filed to expand its data center campus in Fayetteville, Georgia, deepening one of the largest hyperscale build-outs in the Atlanta metropolitan area. The campus, known as Project Excalibur, sits on a roughly 615-acre site in Fayette County south of the city and is planned to grow into a complex of up to 16 buildings, with about 6.6 million square feet of data center space and 400,000 square feet of office space at full build-out.
Construction on the campus began in 2023, and the full build is projected to run through 2032. The new filing reflects continued demand for capacity in a region that has become a magnet for hyperscale operators drawn by available land, transmission access, and proximity to Atlanta's connectivity infrastructure.
The expansion lands against a shifting local backdrop. In March 2026, the Fayetteville City Council adopted an ordinance that prohibits new data centers across every city zoning district, a measure that reflects growing local debate over land use, water, and power demands tied to large computing sites. The QTS campus predates that restriction and continues to move through its planned phases.
Georgia has become one of the busiest US data center markets, with major projects underway across Fayette, Fulton, and Douglas counties. Operators including Microsoft and Stream Data Centers are advancing large campuses in the region, and the QTS expansion adds to a pipeline that has reshaped the industrial landscape south of Atlanta. The tension between operator demand and local zoning limits is likely to define the next phase of the Georgia market.
