Data center development across the US Southeast pushed ahead through July 2026, with major projects advancing in Georgia, North Carolina, and South Carolina. The region has become one of the fastest-growing markets for digital infrastructure, anchored by the Atlanta metropolitan area and supported by expanding utility capacity and available land.
In Georgia, Microsoft is developing the Douglasville data center campus, with phase one construction expected to finish in 2026. The campus is planned to hold nearly 1 million square feet of space across multiple buildings. North Carolina has seen a wave of activity as well. Google, which has operated a campus in Lenoir since 2007, followed a $600 million expansion in 2024 with a fresh $1 billion expansion announced in 2026. Amazon, Microsoft, and Meta are all advancing large projects in the state, including Amazon's complex in Richmond County and Meta's Forest City expansion.
South Carolina is drawing significant investment. Google is putting $2 billion into two new campuses in Dorchester County and expanding its Berkeley County site as part of a $3.3 billion statewide commitment. Meta is building its first South Carolina facility in Aiken County, an $800 million, 715,000 square foot building optimized for AI workloads and slated to open in spring 2027.
The common driver is demand for AI-ready compute capacity, which continues to favor Southeast markets with room to grow and utility partners able to supply large blocks of power. The concentration of hyperscale projects positions the region as a central node in national digital infrastructure.
