Data center development is accelerating across metro Atlanta, with T5 Data Centers filing plans for a large campus in South Fulton County that adds to a wave of construction reshaping Georgia's technology infrastructure. The project, T5 Atlanta IV, is slated for a 91 acre site and would support up to 200 megawatts of critical IT load across three buildings totaling roughly 1.32 million square feet. Utility service is expected to become operational in 2026, with the first phase scheduled for delivery in 2027.

The filing reflects a broader surge in the region. In neighboring Douglas County, DC BLOX closed 1.15 billion dollars in green loan financing for a 100 acre campus in Lithia Springs designed to run on 80 megawatts, while Stream Data Centers is planning a 1.3 million square foot complex nearby with nine buildings and two substations. Additional projects have been proposed in Coweta County and elsewhere around the Atlanta area.

The activity is driven largely by demand for artificial intelligence and cloud computing capacity, which has pushed developers toward large tracts of land with access to substantial power. Georgia's mix of available land, transmission access, and tax incentives has made it one of the fastest growing data center markets in the country.

The expansion brings construction jobs and long term tax revenue but also raises questions about electricity supply and water use, issues that state regulators and utilities are now working to address as more campuses move from proposal to construction.
