New industrial development is moving forward in the metro Atlanta warehouse corridor, with major projects planned for Henry and Fulton counties that are expected to bring distribution and logistics jobs to the area south of Atlanta. The activity reinforces the region's standing as the distribution and logistics hub of the Southeast.
Henry County, located about 20 miles southeast of downtown Atlanta, has become one of the metro area's most active destinations for new logistics business. The county offers direct rail service from Norfolk Southern and connectivity to the Port of Savannah, two factors that continue to draw warehouse and fulfillment operators to the area. The broader warehouse cluster spanning Henry, Fulton, and Gwinnett counties anchors much of the region's freight handling capacity.
State infrastructure spending is supporting the growth. The amended fiscal year 2026 budget, signed by Governor Brian Kemp on March 3, 2026, directed more than 1.6 billion dollars toward extending and adding bidirectional express lanes along Interstate 75 in Henry County. The investment targets one of the most congested freight routes feeding the metro distribution network.
A Georgia Department of Transportation report estimates that freight movement across the state will nearly double over the next 25 years. That projection has prompted continued public and private investment in warehouse space, interchange upgrades, and trucking capacity across the metro Atlanta counties that handle a large share of regional freight.
